In a market that has historically suffered from more extreme residential cycles, the Sunshine Coast now appears to have a more robust and diverse economy. This has been achieved through multiple partnerships with the private and public sectors, a strong town planning acumen and positive local government leadership. The vision for the region has been clearly defined and focussed on providing a destination that seeks to retain the youth through employment creation as well as maintaining its status as a popular retiree destination. Tide townhouses has struck a happy medium in providing a project that is suited to raising a family or retiring within a short walk to the Maroochy River for a spot of fishing or a casual stroll along the foreshore.

When was the site acquired?

June 2014

How long did it take to get approval and what were the challenges? 

The site already had a residential approval in place, however it was modified from 110 vacant lots to a 169 townhouses.  The approval also included bulk earthworks operational works for some 250,000m3 of imported fill and pre-load material.

When was the first sod turned?

Shadforth’s commenced the initial bulk earthworks in November 2014, but the first building works did not commence until November 2018. As the pre-loading of the filled site took some 3 years to settle and the material sank between 350mm to 500mm over than time.

How big will the project be?

The project consists of 169 townhouses in 6 stages with a community facility.

What makes your project special/unique?

The project provides a flood refuse for the wider community.  To achieve this the community facility has been raised 1m above the Q100 flood level. Residents of Tide and the surrounds can utilise the facility in time of flood.

What is the cheapest townhouse that has been sold?

A 3bed, 1 car townhouse for $445,000 in stage 1, with the yet to be released stage 5, same product has escalated to $480,000.

What is the most expensive townhouse sold?

The 4 bed, 2 car Townhouse at $573,000 which really does represent quite good value given the proximity to the Maroochy River. This project has been somewhat surprising in that the market has been very highly driven by the owner occupier purchaser. Initial thoughts were that being the Sunshine Coast, investors would represent over half the sales, that has not been the case and actually made for a rethink about the product typology.

How has this project been influenced by the community?

We created a lineal park way through the centre of the project to assist the community with a walkable connection between the Maroochy riverfront and the neighbouring Maroochy Sports complex. In some respects, this has broadened the appeal of the project to purchasers because it as embraced the wider community and the surrounding amenity rather than being closed to it.

How has this project influenced the community?

The project provides a safe refuse for the wider community in peak storm / flood events. To date this hasn’t been tested, but it does act as a beacon for the local population. The project in transforming from 110 detached homes to 169 townhouses has meant that more households have a share of the Maroochy River, the foreshore which is currently undergoing a beautification process as well as easier access to the sporting fields. Driving through the project there isn’t a feel of crowding that can often occur in some medium density projects which means the community is more accepting of different built form outcomes. For those townhouses with double lock up garages, there is also the capacity to park two cars in the driveway, which realistically means four cars are parked at the dwelling, rather than along the street, often a source of contention in medium density projects.
